Project details presented by Matt Plecnik of Cleveland Draw.  Presented details on the use, materials, framining, site, circulation, landscaping, and design concept.

 

 

Committee Questions, Comments, Concerns

  • Concerned about the lack of windows on the front elevation.  The original building had more windows.  The windows make the elevation appear to more open and inviting.
  • Consider study the front elevation/facade.  Perhaps consider higher/clerestory windows for light, could be a good compromise.
  • Are their any concerns about security?
  • Can the gable end be opened up as well?
  • Will the existing fence at the south property line remain?  Per MP:  the fence will remain, but the fence will be updated
  • May want to rethink the fencing along the front property line for better visibility.
  • Suggest some level of relief/depth between the siding and the recycled wood material on the front elevation.
  • May want to take a look at the number of signs being proposed and the hierarchy of the signage.

 

 

Cynthia Brookins of Greater Collinwood Dev. Corp. is in attendance to state the CDC's support of the project and design.

Motion to approve the schematic design with the condition to study the additional windows and proportion of windows in relation to the entrances, study the proportions of the signage, study creating some transparency in the fencing for visibility, study the use of trees to manage the future size/growth.

Committee Questions, Comment, Concerns

  • Consider creating more space around the text on the monument sign.
  • May have to place the wall sconces a bit higher on the frontage.
  • Consider a more transparent fence type, can be more artistic or more decorative.  Committee prefers the alternative as presented today.
  • Can you speak to the different types of signage presented between the monument and the wall sign.
  • Consider also using the a reclaimed wood treatment on the side door as well.
  • Consider using a different type of hydrangea bush the will grow smaller/shorter for ease of maintenance.  Also consider the grower width of the

Motion to approve final design with the condition select plantings with moderate growth and width for ease of maintenance, include the reclaimed wood on the side entrance(s), raise the height of the lighting sconces on the main entry, selection of ornamental fencing instead of the chainlink, explore the full sign package for conformance to the City code and text/font compatibility.
